- Introduction1.1 Purpose of These Terms
These terms and conditions outline the basis on which we will make an offer to purchase your property.
1.2 Why You Should Read These Terms
Please carefully read these terms before accepting our offer. They explain who we are, how we make offers, how to modify or end the contract, what to do if a problem arises, and other important details. If you believe there is an error in these terms, please contact us to discuss.

We are Apex International Property Solutions LTD, a company registered in England and Wales under company registration number 14982393. We trade under the name Sell Property Cash. Our registered office is Flat 32 Kennet House, 80 Kings Road, Reading, England, RG1 3BJ.

2.3 How We Will Contact You
If we need to reach you, we will do so by telephone, email, or postal address as provided by you.
2.4 "Writing" Includes Emails
When we use the term “writing” or “written,” this includes communications by email.
- Our Contract with You3.1 Initial Offer
Upon receiving your inquiry, we will assess what we are prepared to pay for your property and make an offer in principle (the “Offer in Principle”). This offer is based on the estimated market value of the property, which you provide. Please note that the Offer in Principle is not a formal valuation.
3.2 Acceptance of the Offer in Principle
If you wish to proceed, you will need to accept the Offer in Principle by signing and returning it to us.
3.3 Formal Appraisal
Once you accept the Offer in Principle, we will arrange for an appraisal of your property. This may include valuations from local estate agents, RICS valuers, or a desktop valuation.
3.4 Formal Offer
Based on the appraisal, we will issue a formal offer (the “Formal Offer”), which is the price we are prepared to pay. This is not a formal valuation of the property.
3.5 Conditions of the Formal Offer
The Formal Offer is subject to the following:
- Verification of your legal title to the property.
- Satisfactory replies to all relevant property searches (e.g., local authority, drainage).
- A survey and/or valuation acceptable to us.
- A mortgage or loan offer (if applicable) on terms acceptable to us.
- A formal contract.
3.6 Verification of Identity
As we do not meet clients in person, we will verify your identity through an external agency. Transactions will proceed only after this verification.
3.7 Revised Offer
Should any adverse issues arise during the steps mentioned above, we may revise or reconfirm our offer. Upon request, we will provide you or your solicitor with copies of relevant legal or survey reports.
- Independent Legal Advice4.1 Solicitor Requirement
You are required to obtain independent legal advice. You may choose your own solicitor, or we can recommend one.
4.2 Solicitor Recommendation
If you choose to use a solicitor recommended by us, please indicate this preference when accepting the Offer in Principle.
4.3 Legal Fee Coverage
If you use a solicitor recommended by us and the transaction completes, we will cover the legal fees. If you select your own solicitor, we will contribute £500 towards the legal costs upon completion.
- Fees and Charges5.1 No Service Fees
We do not charge any fees for our services. All buyer costs related to the purchase of your property are covered by us.
5.2 Third-Party Transfers
If we elect to transfer your property to a third party, we will inform your solicitor of the price being paid by the third party. The offer price to you may change based on the third party’s offer, and any difference will be retained by us.
- Your Rights to End the Contract6.1 Right to Cancel
For contracts made outside of our premises, you have the right to change your mind within 14 days, in accordance with the Consumer Contracts Regulations 2013.
6.2 Cancellation Process
To cancel, please notify us in writing via email at info@sellpropertycash.co.uk or by post to our registered office.
6.3 Effect of Cancellation
If you cancel the agreement, you are released from all obligations. We will not seek to recover any costs from you.
- Legal Obligations7.1 Seller Responsibilities
You, as the Seller, must:- Provide full title guarantee.
- Deliver vacant possession on completion.
- Assume responsibility for the property’s insurance until legal completion.
- Use of Personal Information8.1 Privacy Policy
We will only use your personal data as set out in our Privacy Policy, which you can request via email or access on our website. - Other Important Terms9.1 Transfer of Agreement
We may transfer our rights and obligations under these terms to another organization, but this will not affect your rights.
9.2 Property Marketing
We may upload your property to a property portal or engage an estate agent to market the property. By accepting the Offer in Principle, you grant us the authority to do so.
9.3 Transfer to Third Parties
We may require you to transfer the property to an associated company, a third party, or a sub-purchaser.
9.4 Severability
If any court finds a part of this contract illegal, the rest will remain in full force.
9.5 Delay in Enforcement
If we delay in enforcing any part of this contract, we can still enforce it later.
9.6 Governing Law
These terms are governed by English law, and any legal proceedings will take place in the English courts.
- Force Majeure10.1 Suspension of Obligations
If we are unable to perform our obligations due to a force majeure event, our obligations are suspended for the duration of the event.
10.2 Termination Due to Force Majeure
If the event continues for more than three months, either party may terminate the contract with 30 days' written notice.
- Confidentiality11.1 Confidential Information
Both parties agree to keep all information obtained under this contract confidential, except when such information is already publicly available.
